Who we are

Benchmere is a trading name of C&J Brands Limited, a company registered in England and Wales with company number 16494343 ("we", "us"). These terms apply when you use benchmere.co.uk or buy anything from us.

What Benchmere is

Benchmere compiles figures from rent decisions of the First-tier Tribunal (Property Chamber) for England that are published on GOV.UK, with personal details removed. It shows what the tribunal decided in past cases.

It is general information, not legal, financial or valuation advice, and it does not predict the outcome of any future case. You should take professional advice before acting on it.

Benchmere is independent. It is not part of, or endorsed by, HM Courts & Tribunals Service, the tribunal or GOV.UK.

Accuracy

We extract figures from published decisions automatically and check them against the source text, but errors can occur and the tribunal does not publish every case. Each record links to its published source so you can check it. If you find an error, tell us and we will correct it.

Buying reports

Evidence Packs (£29) and Tribunal Bundles (£79) are digital reports for one property. Prices are shown on the site before you pay. Payment is taken in full at checkout by our payment provider, and the report is supplied straight away by download and email.

Because the report is digital content supplied immediately, you will be asked at checkout to agree to immediate supply and to acknowledge that you then lose the usual 14-day right to cancel. This does not affect your rights if the report is faulty: see our refund policy.

Subscriptions for letting agents

Benchmere for Agents is a business subscription billed monthly in advance per branch: £249 for the first branch and £149 for each additional branch.

There is no minimum term beyond the month you have paid for. You can cancel at any time by emailing us, and the subscription stops at the end of the current billing month. Access is for staff of the subscribing branch only.

Acceptable use

You may use reports and search results for your own property, your clients' properties and in tribunal or negotiation correspondence. You must not resell the compiled data, scrape the site, or republish substantial parts of the dataset without a data licence from us.

The underlying decisions are Crown copyright, used under the Open Government Licence v3.0.

Liability

We are not liable for decisions you make using Benchmere, or for indirect or consequential loss. For business customers, our total liability is limited to the amount you paid us in the 12 months before the claim. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or anything else that cannot legally be limited, and nothing affects your statutory rights as a consumer.

Changes and law

We may update these terms; the date at the top shows the latest version, and changes do not apply to purchases already made. These terms are governed by the law of England and Wales.
